At Fractional Retreats we think of ourselves as a general contractor for the fractional conversion process. We bring together all of the experience and resources necessary for a successful fractional conversion. We do provide the client with a detailed roadmap of fractional conversion in the form of a Fractional Conversion Analysis, but often clients aren’t interested in managing the complex process themselves. We can do this for them. We have contacts in banking, legal, interior design and property management circles and can set up a fractional arrangement that makes sense to buyers and will be successful down the road. While the above list is subject to change, it is an example of the support we provide the seller or real estate professional during the fractional conversion process. Our main goal during this time is to make sure that the real estate professional and seller are successful and have at hand all of the tools needed to create and market a fractional arrangement that will appeal to buyers. Because fractional ownership is still a new concept to buyers, there is an additional level of hesitancy on their part. If they see that the fractional arrangement is professionally set up and will be supported well after the closing, they will be more likely to buy in to the concept. If on the other hand it is poorly set up and/or supported, many potential buyers will simply walk away.
