What is the purpose of a Fractional Conversion Analysis?

A Fractional Conversion Analysis is completed to determine if a specific home is a good candidate for conversion to a fractional ownership arrangement. Not every home is suitable to fractional conversion. Some of the factors that affect a successful fractional offering include: location, age of the home, curb appeal, access, local regulations (including HOA restrictions), layout of property and neighborhood, nearby services and amenities, market conditions, the list goes on. A Fractional Conversion Analysis will take all of these factors into account and provide the home seller with a realistic look at the home’s fractional conversion potential.  

What is included in the analysis?

A Fractional Conversion Analysis is an in-depth and customized analysis of a specific property. This is not a boilerplate document. An analysis will include all of the following elements: a comprehensive owner interview,  preliminary legal review of local and state zoning regulations, a site visit by Fractional Retreats, a first year budget and financial analysis, a complete marketing plan, a summary of lender options and finally a detailed discussion on specific fractional conversion options that allow for a wide range of seller financial and time commitment.

What is the time and cost for completing an analysis?

We have two types of studies that can be conducted: a full analysis and a "lite" analysis. A full analysis will typically take up to 30 days to complete and involves a number of third-party vendors that must be organized. A site visit is also conducted during a full analysis. For this comprehensive analysis, the cost is $2,500 plus travel.  A "lite" analysis is simply a go / nogo decision making tool that can be completed in as little as one week. This study is $495 which can be credited toward a full analysis, should the owner decide to take the next step. 

What happens after we have a Fractional Conversion Analysis?

Once a Fractional Conversion Analysis has been completed, Fractional Retreats will be available for a seller and real estate agent conference call to answer all questions and discuss each option in detail. A Fractional Conversion Analysis is designed to provide the home owner with a complete plan for factional conversion. Once the analysis is in hand, the seller can consider and weigh all of the various options for their particular situation.
