Fractional Retreats is a unique company – in fact there is (to our knowledge at least) no other company exactly like ours out there today. What makes us so unique? We have THREE main area of focus: EDUCATION: We educate consumers and real estate professionals about the benefits (and tradeoffs) of fractional ownership. CONSULTING: We consult with sellers and their real estate agents and advise them on fractional conversion (and manage the process if they choose). MANAGEMENT: We manage fractional arrangements for fractional owners so that they receive the benefits of a consistent system and a national brand. EDUCATION Fractional Retreats is committed to educating the public about fractional ownership. We believe that fractional ownership is the wave of the future for vacation home buyers and we are focused on bringing this knowledge into the spotlight so that everyone can benefit: sellers, builders, real estate professionals and of course buyers. Here are just some of the ways we educate consumers and professionals: We publish mass market and professional books such as: Vacation Home Fractional Conversion : A Complete Guide for Home Seller, Builders and Real Estate Professionals We publish free “White Papers” and low cost e-books that are designed to inform readers about relevant fractional ownership topics. We are developing a course for real estate professionals that will count toward continuing education credits. This course will provide agents with a more in depth knowledge of fractionals and fractional conversion. We also have a number of exciting new educational resources in development that are designed to fit nearly everyone’s needs and budget so stay tuned! CONSULTING Fractional ownership is a new and exciting subset of vacation home real estate. It allows sellers to provide potential buyers with something different… something unique. The problem of course is that converting a home to fractional ownership is no small task. There are dozens if not hundreds of details that must be addressed for a home to become a successful fractional arrangement that will ultimately… ATTRACT BUYERS. That is where we come in. Fractional Retreats is primarily a fractional ownership consulting company that specializes in single home fractional conversions. There are a number of steps along the fractional conversion process and we walk with sellers through each one. The first step is what we call a “Fractional Conversion Analysis” (“FCA” for short). For a nominal fee we do a complete due diligence on a vacation home to determine whether it is fractional suitable. Not every home is a good fractional ownership candidate and a seller can save a lot of time and headache by finding that out ahead of time. For more details or to order an FCA click here. Once an FCA has been completed and the seller wishes to move ahead with a fractional conversion, we provide all of the resources, documents and support they and their real estate professional need for a successful fractional arrangement. For more detailed information follow this link. MANAGEMENT Completion of a fractional conversion and successful sale to buyers is often all that the seller is concerned with. From a seller’s or real estate agent’s perspective, the ideal situation is to be able to walk away and move on to the next property, but when the last sale is complete someone needs to ask the question: “Who is looking after the fractional owners?” If the home is managed by Fractional Retreats, the answer is easy – WE ARE! We partner with local property management companies and create a dual management arrangement. We offer the specialized fractional ownership service buyers are looking for that local property management companies do not offer. We are able to offer sophisticated reservation options, dedicated customer service, financial management, legal support, owner exchange and swap options, an online management tool and an online community that allows owners to communicate and share ideas with one another.
